Buying a house with a down payment but no credit?
Ok so I have been looking into buying a house.. thought it was as easy as having income and a good sized down payment…apparently not. haha… I just turned 20 on Monday and Id like to have a house by my next birthday. The prices are so low right now and id like to take advantage of that.. looking for a house in the 125k-140k range and i have about 40k avail for a down payment( closing costs included). Ive tried the banks and they require 2yrs of established credit. I barely got my fist credit card 2 months ago so that wont work. A friend recommend i try bank of americas 1st time homebuyers association. Heard they dont require the 2years of credit and they subsitute it with pge bills, cable bills, apartment leases etc. Ive been renting for about 2yrs now, pge comes with that,. just wondering if anyone has dealt with this program or know how it works? thanks

Any lender that offers FHA loans can do this. It’s called using alternative trade lines. The lender basically adds the accounts to your credit report to establish a payment history. It is really very simple. This means you are open to more banks and more options as far as rate and terms. I like to think of it like going to McDonald’s when dealing with a bank, you only get what they have on their menu at their price.
